LOCATION
Moquini Coastal Estate (Moquini) is situated in the Garden Route, Western Cape Province in the town of Mossel Bay. Moquini overlooks Nautilus Bay and the Indian Ocean with Fransmanshoek, Vleesbaai and Boggomsbaai across the bay. It is nestled in the Fynbos right next to stretches of white beaches, the Blinderivier lagoon and Aasvoëlkrans cliffs.
ENVIRONMENT
Moquini is an Eco Residential Estate managed as a Nature Reserve with a low-density residential footprint. On the western side Moquini borders the Blinderivier flowing through rocky ravines and forming a lagoon that regularly breaks open into the sea. On the southern side Moquini borders the Indian Ocean with a sea front of approximately 1,3 km with mainly open beaches.
Various bird species, mammals, reptiles and fish calls Moquini home. A characteristic of Moquini is the sloping highlands, dramatic rock formations, deep gorges and valleys covered with constantly blooming fynbos.
FAUNA
A myriad of reptiles, small game, ocean mammals and fish can be found on Moquini, the beach and the ocean.
Land mammals that are seen on Moquini include Caracal, Black-backed Jackal, Honey Badger, Cape Grey Mongoose, Cape Bushbuck and Blue Duiker. The carnivore species are obviously shyer than the others.
Sea mammals include the Blue Right whale, sometimes circling for days with their young very close to the beach, dolphins playing in the waves or just passing by and the od seal basking lazily in the sun on the beach.
Reptiles: A wide variety of reptiles are common sights including the leopard tortoise, boomslang and puff adder.
Rodents: Porcupine is common at night and is legendary to give residents a fright – even though they are virtually harmless. If you wake up at night from a scratchy sound outside and note the next morning your bulb plants have been unrooted and eaten, you will guess the reason.
African Black Oyster Catcher: Moquini derives its name from the African Black Oyster Catcher (also known as Moquini) that breeds on the property next to the coast.
FLORA
The property of Moquini consists of various eco systems stretching from the lower dunes starting at the ocean high water mark to the enormous dunes and the fynbos and renosterveld further north from the ocean. Various species of protea and aloes are found among milkwood trees and many other interesting plants.
SECURITY AND PRIVACY
Moquini is not a security estate, and every owner is responsible for their own security and safety. Most residences make use of alarm systems and the services of their own choice of security companies to react to alarm conditions. Only part of the estate is fenced, and an entrance security gate is manned 24 hours a day. A perimeter security camera system protects the higher risk parts of the perimeter.
PROPERTY
The original development consisted of three gated communities. Moquini Coastal Estate, Fisherman’s Village and Blueridge. Each one of these are independent with their own private entrance, own constitution, Home Owners Association and Excom. Moquini Coastal Estate is approximately 200 hectares in size. There are 68 erven (stands) and one farm (17,7 hectares) in Moquini. The erven are between 2800 and 4200 m2 in size and are full title privately owned.
No fencing around individual erven are allowed. Different styles of homes are allowed as long as it meets certain building requirements.
Of the 69 properties, 35 have completed residences, 2 residences are being built, while 32 stands remain to be developed (1/1/2024.) Every owner has an undivided share in the common area of approximately 200 hectares.
Stands have spectacular ocean and beach views. All stands belong to private owners with a few stands or residences up for sale occasionally. Only plants endemic to the area are allowed to be planted in gardens and formal gardens are discouraged.
All erven are provided with electricity and water by the Mossel Bay municipality. The residences make provision of below ground waste water sewage systems. Household and garden refuse removal is done weekly.
HOME OWNERS ASSOCIATION
By virtue of ownership of the erven owners are members of the Home Owners Association.
An Excom is elected once per year by members to oversee the affairs of the estate.
A service provider is maintaining the common area, including the guard house and surroundings, common roads, the perimeter fences, bush lapa (braai area), boardwalk, etc.
CLIMATE
The area has one of the most moderate climates in the world with sparkling not too hot summers and mild winters.
ON SITE FACILITIES
The private Blinderivier lagoon is the ideal open water swimming and Kayak rowing location. Residents have direct access to the beach via a wooden boardwalk. There is a Bush Lapa for braai (barbeque) opportunity under the Milkwood trees and stars close to the lagoon and beach.
Various hiking trails lead through fynbos and provide spectacular views over the gorge. The Oystercatcher hiking trail along the open stretches of beach can be joined in the direction of Vleesbaai for up to 20 km one way. Alternatively the St Blaze Trail can be hiked in the direction of Mossel Bay Point.
Whale and dolphin watching can be done from your home.

Dana Bay provides basic shopping opportunities 2 to 3 km away. The various malls and businesses in Mossel Bay provide ample opportunity for the normal shopping 10 to 13 km from Moquini. The bigger businesses in nearby George provide extensive shopping experiences.
Daily flights are scheduled from nearby George Airport (50km) to the main cities in South Africa.
The world-renowned Pinnacle Point golf course provides the ultimate golf experience only 10km from Moquini.
The towns of Wilderness, Sedgefield, Knysna, Boggomsbaai, Vleesbaai, etc provides ample opportunity for a picturesque visit. A number of spectacular mountain passes and small rural towns with excellent restaurants provide opportunities for day road trips. (Swartberg pass, Robinson pass, etc).
